The walk through....

So, months later, we were about to close on our house and had our walk through. Between the first look through/picture taking and the walk through of course there were several contract negotiations, inspections, etc. The main issue was the leaky roof. As part of the condition of our loan, we were told that we had to agree to put on a new roof and show proof of funds prior to contract (We ended up with a 40/60 split between the buyer and ourselves). Well, the leaky roof proved to be a MAJOR issue.

There were two major differences that we noticed during the walk through (July 2010). Both were in the master bedroom to be, which is this room if you recall (picture taken in March 2010):

Now, look at this area:



AHHHH!!! The mold has taken over. (BTW, did I mention that I have severe mold/dust allergies... not that mold is good for anyone).

Then we walk over to the master bedroom closet (which was not photographed before, but did not look like this) and here it is:



Basically, the weight of the crappy roof/water made the wall cave in! (That's my educated guess, after all I'm a psychologist, not a contractor).


So, we went back to the negotiating table and got a bit more of a credit at closing. My guess is that we should have negotiated more....

Let's see how this goes!
